The Frandor Mall is 450,000 square feet and is positioned in the heart of Lansing, Michigan. Located at the corner of M-127 (major north/south highway) and Michigan Avenue, the Frandor Mall represents the center of Lansing's retail market. The Michigan State University campus is located directly across the street from Frandor, which continuously provides a strong and steady consumer base.

The Frandor Mall is one of the original retail projects developed in the Lansing area, and includes national and regional retailers, such as: Michael's, Sears, CompUSA, Linens N Things, Kroger and Cost Plus World Market. Smaller retailers, such as Hallmark and Fashion Bug, form another attractive component to the Mall.

The Lansing Metro area consists of approximately 50,000 people, and stands as the capital of the State of Michigan. Currently, the market has 2 regional malls, one off Saginaw Highway, on the west side of Lansing (the Lansing Mall), and the other is approximately 6 mile east of Frandor, on Grand River Avenue, in East Lansing (the Meridian Mall). The main employers in Lansing are the State of Michigan, Michigan State University, and General Motors.
